The Aim Of The B’PAN

The main aim of the Bahrain Property Agents Network included requirements that it shall:

  1. Promote unity and understanding among property agents in the Kingdom of Bahrain and protect the general public against fraud, misrepresentation and malpractice
  2. Safeguard its network members and the public against restrictive practices within profession
  3. Encourage a high ethical standard of competitive practice combined with commercial experience
  4. Provide services that may be necessary or expedient to sustain or raise the status of property market in the Kingdom of Bahrain
  5. As members of the Bahrain Property Agents Network (B’PAN), we shall be demonstrating to our clients that we are committed to professionalism and we are dedicated to raising the standards within this industry

B’PAN & BPW would ensure that our clients can access valuable advice on how their property agents should be conducting their business and are prepared to be accountable to the Kingdom of Bahrain professional body of Property Agents.

We are quite sure, that all of us had our difference and we all have ideas on improvement, therefore, we will arrange a meeting in fourth quarter of 2010 with members and take this to the next level.

General Membership Code of Practice

General Code of Practice for Bahrain Property Agents(BPAN) Members applies to Property Agency Services registered in the Kingdom of Bahrain, under the Ministry of Commerce and Industry, for leasing, buy/selling and property management of commercial and residential property within the Kingdom.

All BPAN Members must offer equality of professional services to any person, regardless of their race, creed, gender or nationality. All members must not be involved in any plan or arrangement to discriminate against a person or people because of their race, creed, gender, disability or nationality.

All BPAN Members must always act both within the law and in the best interest of the client. Members must offer suitable advice to meet the client’s aim and need. Members must immediately inform their client, in writing, about any circumstances which may give rise to a conflict of interest. However, this duty does not excuse members from considering fairly all those involved in proposed purchase or lease. Members must not release without client’s permission or misuse confidential information given by clients during the process of selling/buying and leasing of a property.

BPAN Members should ensure their employees maintain as per this general code of practice and have a good working knowledge of law of the agency, lease agreement law and all relevant property agency legislation.

BPAN Members shall not seek business by method which is oppressive or involved dishonesty, deceit, or misrepresentation. BPAN Members shall not use any business term, name, or initials which could cause confusion between their own business and that of BPAN. In particular, the word ‘Bahrain Property Agent Network’ or the initials ‘BPAN’ may only be used in their correct context with reference to BPAN.

BPAN Members shall not contact another agent posing as an applicant, nor place himself/herself or his/her nominee, on another members or non members registers of applications to obtain addresses for the purpose of canvassing.

If a BPAN Member wishes to offer a property which is listed with another Member or Property Agent, he/she may approach and communicate with the principal property agent first to agree in writing the sharing percentage of the commission revenues, whereas informing in the client full name, client contact telephone numbers and client place of work, in order to avoid any misrepresentation or confusion at closing.

BPAN Members shall ensure that each client is aware of the terms and conditions upon which his/her services, including leasing, management, buying, selling for residential and commercial properties. These shall be set out in writing.

BPAN Members shall use all due diligence in looking after his clients business and shall take all such reasonable steps to protect and promote the clients interest as are practicable, without improper conduct, or unfairness to members of the public.
